Rental Readiness

There are owners out there that don’t have a mortgage on their property and their entire focus is to get a premium rate on their rental.  More and more, especially newly wed couples, are looking to move out of their current home and into their significant other’s home.


What does that mean for you?  It means you have two mortgages and with an already tight budget, making sure you have a tenant to cover the cost of the mortgage month to month is more important than making sure you hold out for a high paying tenant.  Preparing that rental for tenancy needs to be done quickly and effectively, and it’s something we can make sure is done in a day or two, assuring that you obtain a tenant promptly, or at least ready for a tenant promptly.


So what needs to be done to have your property move in ready?  Really, it’s entirely up to you.  We are going to hold tenants to the standards that you set. No one can force an owner to patch all the nail holes in the walls, wash the walls and baseboards down, dust the blinds off and wash them, and various things like that.  There are certain things we do require, like a professional carpet cleaning, mowed and trim yard, functioning plumbing and locks, and a few other things.  It’s up to you to decide if you would like us to handle that for you, or are you going to get it done promptly?


Sure it can cost upwards of $1,000 to prepare a property depending on the cleanliness, but if it takes you a month or two to get the property ready in between working your job and going on your honeymoon, is it worth missing out on a months rent at $1,300?  Probably not.  Make sure to give us a call at 208-993-3896 so we can discuss and review your property’s needs.
